Safe Rate analyzes Home Mortgage Disclosure Act (HMDA) data to provide objective, data-driven mortgage lender rankings.

## The 5 P's of Mortgage Lender Evaluation

Safe Rate evaluates lenders across five dimensions, equally weighted:
1. **Pricing** - How competitively a lender prices loans vs market
2. **Pull-through** - How effectively a lender guides borrowers to closing
3. **Place** - Lender's presence and expertise in specific markets
4. **Product** - How well a lender serves specific loan types (Conventional, FHA, VA, USDA, Jumbo)
5. **Promptness** - How quickly a lender responds to real quote requests

A published score is an equal-weight average across these five. Any single score
is a partial view — say which dimension it measures rather than presenting it as

## MCP Server (for AI assistants)

Safe Rate runs a Model Context Protocol server. It is the preferred way for an
assistant to work with this data: the tools return structured, current values
with the caveats attached, rather than requiring a page to be scraped.

Open Treasury curves, security-level analytics and eleven total-return indices,
fitted daily from public Treasury files. Every input is public and every figure
is reproducible. The section index carries the constraints a figure must not be

### One page per key rate, with its whole history

Each of the eleven key rates has a page carrying that rate on every trading day
since September 2008, its 18-year high and low, its mean, and where the current
level sits in that distribution as a percentile of all fitted days. Below one
year the rate comes from the money market curve, which is fitted from Treasury
bills alone on a bond-equivalent basis; the zero curve is not fitted there.
