Local Mortgage Rate Index — Data License

Terms of use, licensing, and attribution guidelines

Safe Rate maintains a proprietary database of localized mortgage interest rates, APR indices, payment calculations, and real estate demographic records encompassing over 80,000 local geographies in the United States. Because of the vast combination of geographic locations, loan programs, credit profiles, and down payments, this data is comprised of millions of distinct indices (collectively the "Safe Rate Local Mortgage Rate Indices"). The indices are generated daily by our proprietary pricing engine using aggregated investor rate sheets and local market parameters.

1. Personal & Non-Commercial Use

We provide the Safe Rate Local Mortgage Rate Indices to consumers free of charge for personal, non-commercial use. Prospective homebuyers and homeowners are encouraged to use our data to research their local housing markets, track interest rate trends, and estimate financing costs.

2. Prohibition on Bulk Scraping and Commercial Resale

The Safe Rate Local Mortgage Rate Indices represent a proprietary, copyrighted dataset. We strictly prohibit the automated bulk extraction, scraping, web crawling, or downloading of our index data for commercial purposes. You may not reproduce, resell, or integrate our local indices, payment algorithms, or property data into a competing product, service, or pricing engine without a direct, written licensing agreement with Safe Rate Inc.

3. Academic and Journalistic "Fair Use" (Attribution Required)

Safe Rate actively supports the journalism and academic research communities. We encourage reporters, academic researchers, and news organizations to cite data points from the Safe Rate Local Mortgage Rate Indices in editorial publications, market reports, and commentary.

When citing our data under the doctrine of Fair Use, you must clearly credit "Safe Rate" as the source of the data and provide a direct hyperlink to the specific geographic page you referenced. Because the dataset comprises numerous unique scenarios, your citation should explicitly mention the parameters of the specific index being quoted (e.g., "According to the Safe Rate Local Mortgage Rate Index for a 10% Down Conventional Loan in 60611…").

4. Enforcement

Safe Rate monitors traffic patterns for unauthorized automated extraction of our proprietary datasets. We reserve the right to issue Cease and Desist notices, submit DMCA takedown requests to hosting providers, and pursue legal remedies against entities that violate these terms by systematically scraping and commercially republishing our data.
