Privacy Policy

This Privacy Policy explains how Safe Rate Inc. ("Safe Rate", "we", "us") collects, uses, shares, and protects personal information on saferate.com and the services we offer through it (the "Services"). By using the Services, you agree to this Privacy Policy.

The Short Version

  • We do not sell or rent your personal information, and we do not sell leads. We are not a lead-generation marketplace.
  • Quote requests are anonymous by default. Lenders see your loan scenario, a credit score band, and a geography. They do not see your name, email address, phone number, exact credit score, or property address.
  • You decide when to reveal yourself. Contact details and your Universal Loan Application are shared only with the specific lenders you choose, and only when you choose to share them.
  • Lenders and brokers pay us, you do not. They pay for premium profiles and labeled premium placement. We do not make money by selling consumer data.

Who We Are

Safe Rate Inc. operates this website. Safe Rate Inc. is not a mortgage lender or mortgage broker and does not originate loans.

Safe Rate Inc. does own an affiliated mortgage lender, PartnerOwn LLC dba Safe Rate Mortgage, a licensed mortgage broker and lender (NMLS #1590949, Illinois Residential Mortgage Licensee MB.6761268), which operates only in Illinois. Safe Rate Mortgage appears on this site as one lender among many, is always labeled with an Affiliated Business Arrangement Disclosure, and you are never required to use it. See our Licensing & Disclosure page.

If you choose to work with Safe Rate Mortgage, that lending relationship is governed by the disclosures Safe Rate Mortgage provides to you directly, including its own privacy notice under the Gramm-Leach-Bliley Act. This Privacy Policy covers the website and the Services.

Information We Collect

Information you give us

  • Account information. Your email address when you create an account or sign in with a magic link. If you give us a mobile number for verification codes or alerts, we collect that number.
  • Loan scenarios and shopping activity. The loan details you enter or save: loan purpose and type, term, down payment, estimated home value, self-reported credit score, the geographies you are shopping in, and the lenders you save, compare, or request quotes from.
  • Universal Loan Application (optional). If you choose to build a Universal Loan Application, we collect the information a standard mortgage application requires, which can include employment, income, assets, liabilities, property details, and government identifiers where a lender requires them. Building an application is optional. Anonymous quote requests work without it.
  • Support and communications. Messages you send us, including through our chat assistant, our contact form, and email.
  • Business accounts. If you are a lender, broker, or loan officer, we collect your business contact details, NMLS identifiers, profile content you publish, and billing information handled by our payment processor.

Information we collect automatically

When you visit the Services we collect technical and usage information: IP address, browser and operating system, device type, referring website, pages viewed, and the dates and times of your visits. We use a session cookie to keep your saved scenarios attached to your browser, including before you create an account.

Information we obtain from other sources

We build our lender rankings and local rate data from public and licensed sources, including public mortgage-market disclosures, NMLS records, and public property and geographic data. This is information about lenders and places, not about you.

We do not pull your credit report, and we do not buy consumer contact lists or mortgage leads.

What Lenders Actually See

This is the part of our service most likely to differ from what you expect, so we state it plainly. When you request quotes, participating lenders receive an anonymous profile:

  • Your loan scenario or scenarios (purpose, type, term, down payment, amount)
  • A credit score band, not your exact score
  • The geography you are shopping in, not your street address
  • Whether your email address has been verified, but not the address itself

Lenders do not receive your name, email address, phone number, exact credit score, or property address as part of a quote request. You can preview exactly what is shared at your anonymous profile page.

After a lender responds, you may choose to share your contact details with that lender so they can follow up, and you may choose to grant a specific lender access to your Universal Loan Application. Both are per-lender, both are opt-in, and neither happens automatically.

How We Use Information

  • To operate the Services: save your scenarios, price them, and route your quote requests to the lenders you select
  • To deliver quotes, alerts, and rate updates you have asked for
  • To create and share the anonymous profile described above
  • To share your contact information or loan application with a lender when you direct us to
  • To authenticate you and protect the Services against fraud and abuse
  • To respond to your questions and provide support
  • To measure and improve the Services, and to produce aggregated, de-identified statistics about mortgage pricing and lender performance
  • To send you information about Safe Rate, subject to the opt-out described below
  • To comply with legal obligations and enforce our Terms of Use

We do not use your personal information to train third-party advertising models, and we do not use it to build profiles for sale to anyone.

How We Share Information

We share personal information only in these situations:

  • Lenders and brokers you choose. Anonymously as part of a quote request, and identifiably only when you decide to share your contact details or your loan application with a specific lender. As a condition of receiving anything about you, a lender must agree in our Terms of Use to use it only to answer the request you made, never to resell or transfer it, and never to add you to a marketing list. You can enforce that promise against the lender yourself. Beyond those conditions, the lender's own privacy practices govern what it holds.
  • Safe Rate Mortgage. PartnerOwn LLC dba Safe Rate Mortgage, our affiliated Illinois lender, receives your information on the same terms as any other lender: anonymously in a quote request, and identifiably only if you select it and choose to share.
  • Service providers. Vendors who host our infrastructure, deliver our email, process lender and broker payments, and provide the AI assistant that helps you build scenarios and applications. They may use your information only to perform services for us, under contract.
  • Legal and safety. When required by law, regulation, subpoena, or legal process, or to protect the rights, property, or safety of Safe Rate, our users, or the public.
  • Corporate transactions. If Safe Rate is involved in a merger, acquisition, financing, or sale of assets, personal information may transfer as part of that transaction. We will require the receiving party to honor commitments in this Privacy Policy, and we will notify you as required by law.

We do not sell or share your personal information

We do not sell your personal information for money or other valuable consideration, we do not rent or trade it, and we do not share it for cross-context behavioral advertising, as those terms are defined under California, Colorado, Connecticut, Virginia, and similar state privacy laws. We do not sell mortgage leads. We have not done so in the preceding twelve months.

We also do not share your information with unaffiliated companies so they can market their own products to you.

Why sending your information to a lender is not a sale. Every transfer to a lender happens because you direct it. You choose the lenders, each lender is a separate choice, nothing is sent to a lender you did not select, and you can revoke a lender's access to your application at any time. Under California and comparable state privacy laws, a disclosure that you direct us to make is not a sale of your personal information, and that is the basis on which we say we do not sell.

Lenders and brokers do pay us, and we may in future charge a lender a flat fee for delivering an application file you have asked us to send. Any such fee is payment for that service. It would not change who receives your information, which is only ever the lenders you pick, and we would update this section to say so before charging it.

Cookies and Analytics

We use a small number of cookies and similar technologies:

  • Strictly necessary cookies that keep you signed in and keep your saved scenarios attached to your browser session.
  • A visitor id. We set a first-party cookie the first time you visit, containing a random identifier that is not derived from anything about you. It lets us recognise the same browser across visits, keep your saved scenarios attached to it, and connect what happened in one visit to the next. We share that identifier with the analytics providers below so their records and ours describe the same visit. It is not your name, email address, phone number or account, and it is not sold or used for advertising. You can clear it at any time by deleting cookies in your browser.
  • Analytics. We use Google Analytics 4 to understand how the Services are used: which pages are visited, how people move through the site, and where things break. We send Google the visitor id described above, and a separate pseudonymous identifier for signed-in users. We do not send Google your name, email address, phone number, or the contents of your loan application.
  • Session replay. We use Microsoft Clarity to see how pages actually behave — where people scroll, what they click, and which controls do not work. Clarity records a reconstruction of the page, not a video of your screen, and it masks what you type by default: numbers, text you enter into fields, and email addresses are never sent to Microsoft. We send Clarity the same visitor id so a recording can be matched to the rest of a visit.

We do not run third-party advertising or retargeting pixels on the Services, and we do not use cookies to serve you targeted ads elsewhere on the internet.

You can block or delete cookies in your browser, and you can install Google's Analytics Opt-out Browser Add-on. Some parts of the Services may not work as intended if you block strictly necessary cookies. Because we do not sell or share personal information, there is nothing for a Global Privacy Control or Do Not Track signal to opt you out of, but we honor those signals for analytics where your browser sends them.

Your Choices and Rights

You can, at any time:

  • Access the personal information we hold about you
  • Correct information that is inaccurate
  • Delete your account and the information we are not required by law to retain
  • Export a copy of the information you have given us
  • Withdraw a lender's access to your Universal Loan Application
  • Stop receiving marketing email using the unsubscribe link in any marketing message
  • Turn off rate alerts and other notifications in your account settings

To exercise any of these, email team@saferate.com or call 312-248-0234. We will verify your identity before acting on a request, and we will not discriminate against you for exercising these rights.

Marketing email honors per-category opt-outs. Transactional messages, such as a quote you requested arriving or a security notice about your account, are not marketing and continue after you unsubscribe from marketing. You can close your account to stop those as well.

Depending on where you live, you may have additional rights under laws such as the California Consumer Privacy Act, the Colorado Privacy Act, the Connecticut Data Privacy Act, the Virginia Consumer Data Protection Act, and comparable state laws, including the right to appeal a decision we make about your request. To appeal, reply to our response or write to us at the address above. You may also authorize an agent to make a request on your behalf.

How Long We Keep Information

We keep personal information for as long as your account is active, and after that only as long as we need it for the purposes described here or as required by law. Mortgage-related records may be subject to retention periods set by federal and state law. Anonymous quote scenarios, aggregated statistics, and de-identified rate data may be retained indefinitely because they are no longer linked to you.

How We Protect Information

We use reasonable physical, technical, and administrative safeguards to protect personal information against loss, misuse, and unauthorized access, including encryption in transit, access controls, and minimizing what we send to third parties. No system is perfectly secure. Email is not a secure channel, so please do not send us sensitive personal information by email.

Links to Other Websites

The Services link to third-party websites, including lender websites and lender application portals. This Privacy Policy does not apply to those sites. Review their privacy policies before providing information to them.

Children's Privacy

The Services are intended for people 18 and older. We do not knowingly collect personal information from children under 13. If we learn that we have, we will delete it.

Changes to this Privacy Policy

We may update this Privacy Policy. When we do, we will change the effective date at the top of this page, and we will provide additional notice if the change is material. Your continued use of the Services after an update means you accept the updated policy.
