FEMA Flood Zone Lookup

Enter an address to estimate its FEMA flood zone, then confirm it on FEMA's official flood map.

An informational estimate, not an official flood zone determination.

An estimate, not a determination

  • We place your address on a map and read the zone at that point from FEMA's National Flood Hazard Layer. The pin's placement, the precision of the map's lines, and map changes FEMA hasn't published yet can all change the answer for your building.
  • Whether a lender requires flood insurance is decided by a Standard Flood Hazard Determination Form (FEMA Form 086-0-32), prepared for the specific building. A FEMA Letter of Map Amendment or Revision is also official. This page is neither.
  • If you believe your building is mapped into a high-risk area by mistake, FEMA has a process to change your flood zone designation.
  • Nothing here is insurance, legal or engineering advice, or a statement of a property's actual flood risk.

How to read a FEMA flood zone

ZoneRiskWhat it means
Ahigh1% annual chance of flooding (the “100-year flood”). No detailed study, so no base flood elevation is published.
AEhigh1% annual chance of flooding, with a published base flood elevation from a detailed study.
AH, AOhigh1% annual chance of shallow flooding, usually 1 to 3 feet: ponding (AH) or sheet flow on sloping ground (AO).
AR, A99highHigh-risk areas tied to flood-control systems: a levee being restored (AR) or a federal project under construction (A99).
V, VEhighCoastal areas with a 1% annual chance of flooding plus storm-driven waves. VE has a published base flood elevation.

X (unshaded), CminimalMinimal risk: outside the 0.2% annual chance floodplain.
DundeterminedPossible but undetermined flood risk. No flood hazard analysis has been done.

Frequently asked questions

Is this an official flood zone determination?

No. It is an informational estimate. Lenders decide whether flood insurance is required using a Standard Flood Hazard Determination Form (FEMA Form 086-0-32), prepared for the specific building. FEMA letters such as a LOMA or LOMR are also official. This page is neither.

Do I need flood insurance in my flood zone?

Zones starting with A or V are Special Flood Hazard Areas. If a building there has a mortgage from a federally regulated or insured lender, the lender is required to have flood insurance on it. Outside those zones, flood insurance is optional, though floods still happen there.

What's the difference between shaded and unshaded zone X?

Both are outside the high-risk area. Shaded X (once zone B) is moderate risk: between the 1% and 0.2% annual chance floodplains, or behind a levee. Unshaded X (once zone C) is minimal risk.

How do I get my official flood zone?

Ask your lender for the flood determination on your loan, or view the official Flood Insurance Rate Map on FEMA's Flood Map Service Center, where you can download a FIRMette for your address. Your community's floodplain administrator can also help.

Why does it say my address is near a zone boundary?

We read the zone at a single point. When another zone is mapped within about 50 meters (100 when we could only place the address along its street), the boundary is close enough that the pin's placement, or the map's own precision, could change the answer for your building.
